Unlike other pavement maintenance contractors TheSealcoater.com uses only commercial grade products on your driveway. From the hot pour crack sealant we use, (the same product that is used on highways, roadways and airports) to our own proprietary commercial grade seal coat, (Liquid Driveway™)we apply only the finest, time tested materials. Combined with our work methods and 25 years of experience you are guaranteed a superior job.

Parking lot and driveway cleaning.
Remove all debris using a walk behind blower and power brooms.
Remove vegetation from cracks and pavement surface.
Clean and treat all major oil stains with a "prep seal" oil primer.
Hot pour crack sealant.
All cracks are cleaned using a blower and steel broom to a depth equal to their width.
Sealant is heated to 385 degrees.
Crack sealant is applied either using pour pots and V squeegees or banding box, which ever is appropriate.
Seal coating.
We manufacture our own proprietary, commercial coal tar sealer. We use additives that make for a tougher final product that dries faster, blacker and has a built-in non-skid surface. The same product we use on our commercial lots is applied to your driveway.
All driveway edging is either done by hand squeegeeing or carefully sprayed with a shield attachment.
Where needed areas are taped off using masking tape for protection and to ensure a crisp clean line. Such as driveway entrances.
Driveways are hand sprayed. Contrary to conventional thought, spraying driveways uses approximately 15% more seal coat than hand squeegeeing.
Patching.
We are one of the only contractors who patch all winter long. During the cold months we use a high performance cold patch that will last as long as the surrounding hot top. It is the perfect material for potholes and we have used it for 20 years.
Paving.
While TheSealcoater.com no longer does large scale paving we will coordinate any paving job that arises.
Line striping.
TheSealcoater.com uses several companies to handle all parking lot striping and will coordinate this with our pavement maintenance work.
Acrylic, colored coatings for walkways, driveways and basketball courts.
